Virginia Hayden Cole, the owner of a 30 acre parcel of land bordered by highways C-470 and I-70, as well as the Hogback in Jefferson County , commissioned Sholar Design to provide a "Concept" master plan for promotion of future development of the parcel. Due to the unique and high profile location of the property, as a "gateway" to the Rocky Mountains , the site would contain a "multi-activity" center focused on the anchor of a corporate headquarters. The project would consist of approximately 1.1 million SF of commercial space; 4,500 SF events center; 99,000 SF assembly area; 7,500 SF of retail shops; 330 seat amphitheatre designed into the existing natural red rock landscape; 60 housing units and parking for over 950 cars. The site would also include a man-make lake, incorporating bicycle and pedestrian paths, bridges and waterfalls. A nature interpretive center adjacent to the protected wetlands would also be provided, as well as various pavilions.
