Design/Build

The traditional and problematic method of construction, Design / Bid / Build, is a process by which a general contractor bids on a set of architectural construction documents, provides a price, and then builds it. This process has the potential to create miscommunications and unforeseen obstacles, as well as to jeopardize the Client's budget and schedule as the project progresses. The Design / Build method utilized by Sholar Architecture & Sholar Construction creates a more positive, productive and efficient working relationship with all parties .

The Experience

Our architecture and construction staff has a great ability to optimize project results compared to firms that only do architecture or only construction. Both disciplines are physically located in our office; therefore, we work together as a unified team to resolve all issues for maximum project continuity. Finger pointing does not happen because we understand and solve the issues! We also work together to efficiently direct everyone's energy toward completing the project in exactly the direction the Owner wants and needs.

The Passion

Ron Sholar realized years ago that there must be improved process to produce the highest quality projects, and at the root of the Sholar philosophy are solid communications and an unwavering commitment to the team philosophy-from start to finish. Every Client has a budget, some small and some larger, but it must be truthfully addressed at the beginning. Sholar's ability to assemble a team of architecture and construction experts focused on the best interests of each Client is paramount to the success of each project.

The Process

In traditional architectural documents some elements are not included, such as land costs, furniture, equipment, lending costs, telephone and data cost, just to mention a few. In today's environment, the Owner not only needs to know building costs, but also the entire project cost. This is essential for the Owner's pro forma, operational costs and loan applications. We work with the Owner, real estate agents, and their lending source to develop this total amount as early as possible to insure that we all have an understanding of the feasibility of the final project.

The Team

Our architects work closely with our construction specialists to create the project within the Owner's budget. The Owner works in tandem with us to see where the dollars are and can direct where they want the impact to be. This team approach works well on every project because we adhere to this process in our own office on a daily basis. In this manner, the architects can be creative within the budget, the construction team understands the design direction from the Architect, and the Owner early on in the process, and the Owner gets a great project that is functional, aesthetically pleasing and within the budget.
